Rezonings for new housing and daycare proposals coming to council

More housing could be on the way to the north end of the city.

A rezoning application would create 57 low density residential lots on Larocque Road.

The item is one of two on the agenda for Tuesday night’s special committee meeting of council.

City staff say a standpipe was constructed on Larocque Road just north of the property with the intention of enabling new development.

“As a result, urban serviced residential developments are now being established, including the 16-lot plan of subdivision created as Phase I of the subject property and the 49-lot plan of subdivision on the land opposite the subject property.

Meantime, staff are not recommending approval of a rezoning request for a day nursery on Gertrude Street, right beside West Ferris Arena.

A report says the proposal would serve 40 children, have six staff members and there would be no residential use on the property.

“In a residential zone, a day nursery is only permitted as an accessory use within institutional buildings,” states the report. “Through the review of this application and correspondence received from both internal departments and neighbourhood residents, there are a number of items of concern, largely related to the site functionality including parking, access to parking, snow storage, and off site traffic impacts that, at this stage, have not been adequately addressed by the applicant.”

Tuesday night’s meeting begins at 5:30 pm.
